The DIFC Commercial Tower stands as one of ANIB's most significant project deliveries — a fully spec-compliant, Grade-A office development within the world's leading financial hub in the Middle East. The project demanded the highest levels of engineering precision, regulatory coordination, and phased construction management.
ANIB managed the full scope: structural concrete frame, curtain wall façade, MEP coordination, fit-out of common areas, and final DIFC authority sign-off. Every phase was governed by our integrated HSE protocols, with zero Lost Time Incidents throughout the entire construction programme.

Execution Approach
Site establishment, temporary facilities, shoring design, and DIFC authority pre-approvals. Piling and dewatering commenced within the first 3 weeks of contract award.
Raft foundation, basement levels (B2–B1), and lift core concrete poured using a continuous slip-form method to maintain programme on the critical path.
Post-tensioned flat-slab construction at a rate of one floor per 9 days. Concurrent MEP rough-in and curtain wall unitised panel installation from floor 3 upwards.
Common areas, podium retail, ground-floor lobby with feature ceilings, full MEP commissioning, DEWA tie-in, and final DIFC Authority inspection with certificate of completion.
Problem & Solution
DIFC is an active, live financial district. The site boundary was shared with an operational Grade-A tower and a major pedestrian boulevard — requiring absolutely no disruption to adjacent tenants, infrastructure, or public access at any point during the 18-month programme.
ANIB developed a bespoke site logistics plan: all concrete pours scheduled outside business hours, a dedicated hoarding and access corridor to separate pedestrian flow, vibration monitoring on the shared boundary wall, and a dedicated DIFC liaison officer on staff throughout the project.
