The Dubai South Industrial Logistics Facility is one of ANIB's most technically demanding projects — a purpose-built warehousing and logistics campus comprising four large-span warehouse units, office accommodation, truck marshalling yards, and a full infrastructure package. Strategically located adjacent to Al Maktoum International Airport in Dubai South Free Zone, the facility is designed to support heavy logistics, cold-chain operations, and last-mile distribution.
ANIB delivered the entire project on a fast-track 14-month EPC programme: civil and earthworks, structural steel portal frames, cladding envelope, concrete hardstanding, all MEP services including 11kV substation, fire suppression systems, and site-wide drainage and roadworks. The facility was handed over operational-ready, with tenants in occupation within 30 days of completion.

Execution Approach
35-hectare site clearance, grading to design formation levels, dynamic compaction of granular sub-base, dewatering, and temporary haul roads. All earthworks completed in 10 weeks using a fleet of 18 pieces of heavy plant operating double-shift.
Reinforced concrete warehouse slabs (200mm armoured) designed to 50 kN/m² distributed load capacity, storm drainage network, foul drainage, freshwater reticulation, fire-main ring main, and perimeter security road. Concurrent with Phase 01 in separate zones.
Fabrication and erection of 4 clearspan steel portal frame structures, spans ranging from 36m to 48m, ridge height 12m. Cladding panels, louvers, roof lights, and loading dock canopies erected concurrently as steelwork advanced zone by zone.
11kV substation and LV distribution, lighting (LED, 300 lux minimum), VESDA fire detection, ESFR sprinkler system, HVAC to office areas, CCTV and access control, truck yard surfacing, boundary fencing, gatehouse, and landscaping strips. Full commissioning and authority sign-off in final 6 weeks.
Problem & Solution
The project commenced in May 2023 — peak UAE summer. The fast-track 14-month programme meant there was zero float to absorb the mandatory MOHRE midday work ban (June–September) that prohibits outdoor work 12:00–3:00 PM daily. Without a mitigation plan, the programme would slip by 4 weeks minimum.
ANIB restructured the construction schedule to front-load all outdoor earthworks and infrastructure to the pre-ban period. During the ban months, teams were resequenced to indoor activities: concrete slab pour (early morning), MEP rough-in, steelwork erection in the evening shift. A dedicated welfare team monitored heat stress and hydration throughout. Programme absorbed the ban with only 4 days of net delay.
