The Jumeirah Luxury Residential Complex represents ANIB's flagship residential delivery — a carefully curated community of 48 standalone villas and attached townhouses, each finished to the highest standard of luxury specification. Set within a gated, landscaped estate in Jumeirah, every unit was designed and built to offer its occupants an unmatched quality of life.
ANIB's scope covered the full construction package: structural concrete, blockwork, external envelope, all MEP services, premium interior fit-out including marble flooring, custom joinery, and feature lighting — through to landscaping, boundary walls, and community amenities including a clubhouse, pool pavilion, and residents' gym.

Execution Approach
Land levelling, boundary walls, underground utilities (drainage, water, telecom, power), internal road network and security gatehouse. All infrastructure completed before villa construction commenced.
Pad foundations and conventional slab-on-grade for ground floors, hollow-core slabs for upper levels. All 48 structures raised simultaneously in a rolling programme managed by 3 site teams operating across distinct zones.
External blockwork, plastering, painted render finishes, roof tiling, aluminium window and door installation, and MEP rough-in concurrent with structural works in the trailing zone. Block-by-block fit-out schedule minimised idle time across trades.
Marble installation, bespoke kitchen cabinetry, feature lighting, bathroom sanitary ware, smart-home commissioning, external paving, pool construction, soft landscaping and community amenity fitout. Rolling unit handovers over 8 weeks.
Problem & Solution
Running luxury interior finishes across 48 units simultaneously — with multiple bespoke material suppliers, long-lead Italian stone imports, custom joinery workshops in Europe, and high client expectations for zero-defect handover — required an extraordinary level of programme and procurement discipline.
ANIB assigned a dedicated procurement manager solely to long-lead luxury materials 14 months before fit-out start. A unit-by-unit digital snagging platform was deployed on-site — every defect was logged, assigned to a subcontractor, and sign-off tracked in real time. Result: 98.2% of units handed over snag-free on first inspection.
